The ever-increasing regulatory and financial burdens of site development demand intense due diligence. BSG provides our clients with early-action feasibility analyses to assist in determining a project’s viability. We typically begin with analysis of a site’s physical characteristics, such as topography, boundaries, easements, existing structures, known contamination, geotechnical conditions, and other physical anomalies. We evaluate the approval feasibility of a project based on zoning and land use regulations and provide a preliminary list of required development approvals as part of the feasibility report. These factors may also be presented as a graphical “constraints map.” These findings often serve as the basis for development of conceptual plans which, in-turn, are the basis for determining a site’s ability to be developed and projected infrastructure costs. These deliverables are often paramount in assisting the client with project decision-making.
