Pier Village

The Pier Village Redevelopment Project is a key piece in the resurgence and revitalization of Long Branch, NJ. The project is located on 16 acres of oceanfront property with over 1,000 feet of new boardwalks.

The project consists of residential (rental and condos), retail/office space and parking structures, with approximately 470,000 square feet of residential type units in 4 buildings of 4 or 5 stories each. The first floor of 2 of the buildings includes 100,000 square feet of office/retail/restaurant space. Adjacent to these buildings is approximately 140,000 square feet of open parking structures.

MJA designed the HVAC systems utilizing thru-the-wall electric heat pumps for the residential units and split system heat pumps for the commercial space. The electrical design included individual utility metering to dedicated panels in each residential and commercial unit, emergency generator, fire alarm system, intercom system and site lighting. Plumbing systems include central domestic hot water utilizing high efficiency boilers. The buildings have a complete fire sprinkler system and MJA engineered a complete layout, including hydraulic calculations.

The developer on the project chose electric through-the-wall heat pumps because of first cost. This type of unit is the least expensive to install, but has the highest operating cost. Because the tenant will be responsible for their own electric bills, operating cost was not an issue. Total construction cost was $80 million.
